Tailte Éireann is Ireland's official property valuation register. It supplies the legally registered floor area for every commercial property in a Vantage report — not a satellite estimate, not a model approximation. When a roof figure is quoted, it is on file with the State.

Gemini Vision analysis
Multimodal AI analyses every rooftop against a proprietary set of installation criteria. The model reads obstructions, geometry, condition, and existing solar — surfacing only the buildings worth a sales conversation. The screening logic is internal; the output is plain English.

Google Solar API
Building-level solar irradiance, shading analysis, and roof-segment modelling — applied per property, not per county average. Every estimate factors in the actual sun a specific roof will receive, allowing for orientation, surrounding structures, and seasonal variation.

System sizing, expected annual generation, optimal panel orientation, shading-aware yield estimates.

Decision-maker data
Cross-referencing every commercial property with the CRO Ireland directorship register surfaces the human you need to call. Director names, appointment records, and registered contact trails — so a Vantage report ends with a phone number, not a search query.

Quality gate

A proprietary three-pass analysis.

Every roof Vantage reports on has been through a three-stage internal review. Each stage is a quality gate, not a black box — designed to filter out the noise before any output reaches an installer's inbox. The thresholds, weighting, and screening logic are proprietary; the result is a lead pack you can act on with confidence.

By the time a building appears in your Monday brief, it has been through every stage and cleared each one. The buildings that don't clear are quietly excluded. That's the point.
